
- Inventory saw a slight decrease in September 2015 from August to 6,906 active units. Seasonal shifts in the market are typical as we enter the cooler part of the year. Supply and demand remain at extreme seller levels.
- Average sold price plateaued and the 7 metro counties’ reported a slight decline to $399,424 for single family detached homes, and attached single family came in with an average price of $251,313.
- There were 4,980 homes placed under contract in September of 2015. To create a “balanced market“, we would need to have 29,880 active units to offset the demand.
- The number of homes under contract in 7 days or less is just over 44% for Detched homes and 54% for Aattached homes. This is a slight decline of flash sales from the previous month by between 4-8%.
